Land values are always changing. Depending on the area the value of a cultivated acre can be upwards of a $1000 difference. The best way to find out the market value is to have me come out and look at the land in person. This allows me to get the layout and feel for the land. After I see it I will be able to put togther a price as to what the current market would bring. This price takes into account many things such as current sales, the cashflow position of producers, interest rates and other variables that should be considered when pricing land. There are many things to consider when coming up with the value and it helps to get someone who does it for a living and is always tracking market trends and changes to give an opinion on what it can bring for a sale price.
